Đồng Nai possesses a strategic geographical location, making it home to numerous high-quality industrial parks and significant industrial clusters, contributing substantially to the region's economic development. Understanding the details of the industrial parks in Đồng Nai is a crucial first step in devising intelligent solutions for businesses' production space needs.
Located in the key economic region of southern Vietnam, Đồng Nai is known for its large and potential industrial parks nationwide. Similar to other industrial centers in the Southeast region, most industrial parks in Đồng Nai operate at near full capacity, with a high occupancy rate. Furthermore, the infrastructure here meets quality standards and has been developed in line with the trend of integrating high technology into the industry from an early stage.
As a result, most businesses and investors tend to lease factories or land to build plants in the industrial parks of Đồng Nai. This strategy helps them optimize costs, utilize the transportation network, and conveniently access nearby industrial areas, facilitating easy goods transportation and reaching a vast target customer base.
Đồng Nai has a well-connected transportation system with several national arterial routes such as National Highway 1A, National Highway 20, National Highway 51; the North-South railway; and its proximity to Saigon Port and Tân Sơn Nhất International Airport. These factors facilitate economic activities and trade between Đồng Nai and other regions across the country, while also linking the Southeast region with the Central Highlands. Foreign investors are also attracted to Đồng Nai's industrial parks due to these outstanding advantages.
As of mid-2024, Đồng Nai has approximately 35 planned industrial parks with a total area of over 12,000 hectares. Among these, 30 industrial parks are operational, with an average occupancy rate of up to 82%. These industrial parks have attracted 1,363 FDI projects, with total registered capital exceeding $27 billion. It is expected that the industrial map of Đồng Nai will continue to expand in the future.

Đồng Nai is anticipated to become a crucial logistics and goods distribution center thanks to the Long Thành International Airport project and continuously upgraded and completed transportation infrastructure.
However, similar to other industrial hubs in the Southeast region like Bình Dương, Long An, and Ho Chi Minh City, Đồng Nai's industrial parks are currently operating at near full capacity with very high occupancy rates. Additionally, many industrial parks were established early on, making their infrastructure outdated for the current high-tech industrial trends.
For this reason, investors are tending to seek new areas with lower occupancy rates, such as Bình Phước. This emerging market has all the factors favored by investors, especially foreign investors with FDI capital. Bình Phước is becoming an attractive destination due to its development potential and infrastructure advantages, well meeting the needs of high-tech enterprises and modern industries.

Situated within the key economic quadrilateral of the Southeast region, Đồng Nai is one of the provinces with the best infrastructure in the country. Known as an industrial hub and a locale of major transportation projects, 2023 saw the commencement and implementation of numerous national key transportation projects. Notably, the Long Thành International Airport project, the largest transportation project in the province, stands out.
Along with Long Thành Airport, the first phase of the Biên Hòa - Vũng Tàu Expressway, spanning 53.7 km with a total investment of over 19,000 billion VND, began construction on June 18, 2023. This project includes a section over 34 km long passing through Đồng Nai, expected to be completed by 2025 and fully operational by 2026.
On April 29, 2023, the Phan Thiết - Dầu Giây Expressway project also officially opened. This expressway is 99 km long, with about 51.5 km running through Đồng Nai, featuring 6 lanes and a maximum speed of 120 km/h.
Additionally, several provincial transportation projects are underway, such as the construction of embankments and roads along the Đồng Nai River, extending 5.2 km from Hóa An Bridge in Biên Hòa City to Bình Hòa Commune in Vĩnh Cửu District, slated for completion in June 2024.
In conjunction with these transportation projects, resettlement areas have also completed infrastructure, and some social housing projects in Biên Hòa City and Long Khánh have completed technical infrastructure, ready for allocation to buyers.
Đồng Nai serves as a central axis connecting the transportation routes and major projects between the South Central Coast provinces and the Southeast - Central Highlands regions. This role helps reduce travel time between localities, creating a strong impetus for regional economic development.

Industrial parks in Đồng Nai are considered strategic locations with local government policies supporting and encouraging investment. Experts recognize this area as having significant development potential in the future.
Currently, the trend of investing in industrial parks is thriving. Many investors opt for the model of leasing factories and providing design and construction services for factories. They not only offer optimal solutions in terms of functionality and cost but also help businesses build modern infrastructure tailored to specific production needs. This contributes to the industrial sector's growth and creates numerous new business opportunities for stakeholders.
