Below is a list of industrial parks in Southern Vietnam. With over 200 industrial parks, this region has established itself as a leading industrial hub of the country. Southern Vietnam not only attracts significant investment from both domestic and international sources but also makes a crucial contribution to the region's GDP. This creates a solid foundation for economic development, making Southern Vietnam an attractive destination for manufacturers and businesses worldwide.
As of 2023, the Southern region of Vietnam has experienced robust development with over 200 industrial parks (IPs) and industrial clusters (ICs) in operation. This region encompasses 19 provinces and cities, specifically An Giang, Ba Ria - Vung Tau, Bac Lieu, Ben Tre, Binh Duong, Binh Phuoc, Can Tho, Dong Nai, Hau Giang, Kien Giang, Long An, Ninh Thuan, Soc Trang, Tay Ninh, Tien Giang, Tra Vinh, Vinh Long, and Ho Chi Minh City.
The industrial land supply in the key provinces of Ho Chi Minh City, Binh Duong, Dong Nai, Long An, and Ba Ria – Vung Tau exceeds 25,000 hectares. The average industrial land rent price in this area is $135 USD/m²/lease term. Particularly, Ho Chi Minh City leads with the highest rent price, reaching $198 USD/m²/lease term, double that of Binh Duong and Ba Ria – Vung Tau. These industrial parks not only create jobs for locals but also attract investment from both domestic and foreign sources, making a significant contribution to the region's GDP.
Despite the social distancing measures in 2021, the demand for industrial park space and company construction continued to surge. The occupancy rate of industrial parks in the South reached 98%, indicating the strong development of this region. Notable examples include large land lease deals by Coca-Cola in the Phu An Thanh Industrial Park and Lego in the VSIP Industrial Park, demonstrating the attractiveness of the region to major investors.
In the integration process, Southern enterprises also demonstrate their pioneering role. With this development momentum, it can be predicted that for many years to come, the industrial sector in the Southern provinces will continue to lead the industry nationwide. In fact, among the 5 provinces and cities with the most active industrial parks, 4 Southern provinces are Dong Nai, Binh Duong, Ho Chi Minh City, and Long An. Dong Nai is currently the province with the highest number of active industrial parks nationwide, with 31 industrial parks. The largest industrial parks include the Phuoc Dong Industrial Park – Tay Ninh (2,190 hectares), the Becamex Industrial Park – Binh Phuoc (1,993 hectares), and the Hiep Phuoc Industrial Park – Ho Chi Minh City (1,686 hectares).

The industrial land rent price reached $167 USD/m²/lease term, increasing by 1% quarterly and 8.5% annually. Specifically, the area of industrial parks for lease across the market reached 28,000 hectares, increasing by 0.6% quarterly and 5.2% annually. The average occupancy rate reached 81.8%, stable quarterly but decreased by 2.8 percentage points compared to the same period last year.
The Southern region possesses many objective advantages in terms of natural conditions such as geography, climate, resources, and the ability to supply raw materials and labor. With a system of deep-water ports and the largest international airports in the country, this region is very convenient for transportation. The synchronized development of sea, rail, road, and air transport networks has helped Ho Chi Minh City and neighboring provinces become the most dynamic economic region in the country. This not only promotes the economic development of the South but also turns it into a preferred destination for new manufacturers entering the Vietnamese market.
As a long-standing industrial development center, the South focuses on many traditional industries such as rubber, plastics, and textiles. These industries have significantly contributed to the economic development of the region, creating a solid foundation for growth and attracting investment. With natural advantages and infrastructure, the Southern region not only maintains its position but also continues to develop strongly in the future.
